The cruise industry has taken a huge hit over the last 24 months, and I mean BIG.

Cruise experts claim the worst is over, and people are cruising again.

But the truth is the cruise industry has not recovered from the recession. The collapse in housing market has eliminated the cash cow for most homeowners going on cruises (home equity lines of credit).

Granted, the stock market has been higher lately. But don’t hold your breath. It’s artificially high.

For the first time in history luxury ships are sailing half full!

In some cases ships are running at 40% occupancy!

Mega-cruise ships like Genesis and Oasis of the Seas need 85% occupancy to breakeven, let alone make money (according to a senior cruise director).

Cruise companies are extending huge discounts in an effort to turn things around.

Now don’t worry…

I’m going to show you how to cruise for FREE, not obtain discounts.

But I wanted to give you my insider secret for getting big discounts for your family and friends too.

I haven’t mentioned this before…but if you’re flexible, there’s another way to get phenomenal discounts on cruises. You can walk up to a cruise line prior to boarding and ask for the “best price available”.

My good friend K.R. did this at the Carnival Cruise Line terminal in Fort Lauderdale Florida. He paid less than $500 for a four-day Caribbean cruise, in a first class stateroom!

And get this…….

Internet travel “integrators” are offering 20- 55% off luxury cruises.

Travel integrators resell cruise packages to consumers on websites like CruisesOnly.com and Travelocity, or through “cruise agencies” like CruiseExperts.com.

On top of that, travel integrators also resell tickets for other companies (like Disney and BluesCruise.com), and earn a percentage of each sale.

Acquire Huge Discounts by Going Direct!

We can’t overlook the benefits of going direct to a cruise company to get deep discounts.

Granted, it takes street smarts when approaching cruise lines direct. But it can be done! I’m living proof!

For example, I wrote to the Marketing Director at a top cruise line and proposed a win-win deal.

In exchange for a discounted luxury cabin and accommodations, I offered to write about my experience on the trip and post it to the top 20 travel blogs.

In addition, I offered to post my review of the cruise on more than a dozen high traffic travel websites like TripAdvisor.com.

The Marketing Director agreed and I received a 62% discount on a Caribbean cruise, which included a $550 meal voucher!

In order to get deep discounts like this you’ll need to talk to someone in senior management. Entry level managers in reservations, marketing or sales are rarely in a position to offer discounts or negotiate deals.

The Right Contact Makes ALL the Difference

I’ve provided some contact information for the major cruise lines below.

All it takes is a simple letter or email to a senior manager with a request.

I like snail mail…actually FedEx or PriorityMail….because this forces the prospect to read and consider my proposal.

In your letter be sure to focus on “what’s in it for them”.  This will increase the odds of obtaining a deep discount.

For example, you could mention you’ll document your cruise by writing a personal diary, and include HD photos and videos.

You could offer to post your “travelogue” on the top Internet travel and cruise sites. You could even post HD quality videos on YouTube and other popular online video sites.

Another strategy I’ve used is to build a travel website which focuses on cruises!

This would prove to the cruise lines you’re serious about promoting their products.

How to Grab Deep Discounts on Luxury Cruises

One of the best websites for obtaining deep discounts on luxury cruises is called Cruise Compete.

I’m talking incredible deals…not lame “pseudo” deals!

For example, Carnival Cruises is offering a 7-day ALL INCLUSIVE Rock Cruise to the Caribbean for $848. This cruise typically sells for $2750 and up.

The price includes cruise ship tips ($50pp), alcohol, soft drinks, bottled water, drink tips, taxes, concerts, and autograph sessions.

The price also includes private Deck Parties and the DJ Club.

If a rock and roll cruise is not your idea of fun, then consider the Royal Caribbean Cruise Lines New Year’s Cruise onboard the Oasis of the Seas for $1200.

This cruise is typically priced at $4350 on the most popular cruise sites.

Tactic #1

Lynn Shaw perfected a great tactic for free cruises.

Lynn launched her side venture by reserving a block of cabins on a Carnival Cruise Lines. Then she sent fliers with the cruise information to a group of friends.

Lynn wanted to attract as many people as possible turn them on to a great vacation. But Lynn also knew if she sold enough cabins she would earn free passage under Carnival Cruise Lines “group policy”.

If you have an area of expertise, you could use John Hall’s tactic for getting free cruises.

John is a retired Louisiana State University professor of anthropology and geology. He provides cruise passengers with lectures on the characteristics of the destination.

In return, he gets a FREE CRUISE with meals, drinks and other amenities included!

John and his wife, Carol Ann (who helps with the presentations), receive a free cabin and meals, and most shipboard amenities.

Since 2002 John has taken a couple of cruises a year. He’s been to the Caribbean, Panama Canal and Alaska. On the Alaska cruise, John talked about glaciers and the Klondike gold rush.

Most cruise lines recruit "Gentleman Hosts”!

Gentlemen hosts are typically single men ages 40 to 70 who conduct dance classes or serve as dance partners for single, divorced and widowed female passengers.

However, the “Gentlemen Hosts” must sign an agreement specifying they wont get romantically involved with the guests!

In exchange for “gentlemen host” services men receive a free cruise with all shipboard amenities included!

Tactic #4
You can get a job onboard a cruise line!

You could spend winters in the Caribbean and summers in Alaska or exotic ports in Europe, Australia or New Zealand. 

Most people pay between $2,500 and $10,000 to live on the same luxury cruise ships. You can do that for free (you’ll receive free meals and accommodations) and you’ll get paid to cruise!

Can you think of a better summer job for students?

It’s impossible to snag free luxury cruises if you don’t take the right action.

What’s more, you need to be persistent.

Think about this for a second…..

How many people do think would love to receive luxury cruises for free? The answer is a lot!

However, it doesn’t matter how many people want free luxury cruises. They key is having the right information (which you do), and taking the right action.

The other key, as I said is persistence. Don’t stop until you get what you want!

Then write to us about your success.

All you need to do is decide which these tactics works best for you. Then contact the decision maker responsible for each tactic.

For example, if you’d like to receive a free cruise by becoming a “presenter”, then you’ll need to contact the individual at each cruise line responsible for securing “presenters”.

If on the other hand, you’d like to assemble a group tour for your friends, family or business associates, then you’ll need to contact the person at the cruise line of your choice who can set it up for you – and extend your free cruise.

There’s no time for discouragement. The cruise lines desperately need your help! This is one of the best kept secrets in the industry.

How to Get the Cash You Need for Your Business Quickly and Easily

Money makes the world go round…..or is that love?

Well…..let’s just say money makes business go round.

One question I often receive is, “Do you have any money sources I could use”?

Most of the entrepreneurs know I’m not a big fan of borrowing money to start a business.

But sometimes money can help you expand a profitable business, get equipment, or branch out into other ventures.

On top of that, when you have access to capital you can acquire a business, develop real estate, buy manufacturing a plant or import products from other countries…to cite a few examples.

Today  I’ll focus on legitimate money and lending sources.  

I’ve included links to angel investors, venture capital, grants, low (and no) interest loans and more.

Let’s get this party started…..and get the money you need!

There is a cardinal rule of successful borrowing and getting the money you need.

It is this……

Focus on the bank, investor or money sources which specialize in the type of loan you seek.

In other words, if a bank, investment firm or money source specialize in loans for real estate, then seek this source for real estate deals.

If a bank or money source specializes in business acquisition or expansion, then seek these them for this purpose.

Too often entrepreneurs approach a bank with a great proposal or executive summary only to be turned down.

For example, if you approach a small local bank for a loan to expand your import business the chances are slim to none of obtaining it.

What’s more, if you approach a Wall Street investment bank for a $40,000 auto loan, you’ll probably be turned down.

But….if you apply for an auto loan at a local credit union specializing in auto loans the chances are very high you’ll get it!

It’s important to focus on the bank or money sources which specialize in the type of loan you seek.

Grants follow this same logic….

The reason most grant proposals are turned down is because they don’t focus on grantor’s sole objective. If you want grant money to build your operation then build your proposal around the grantor’s sole objective (not yours).

One of my favorite money source gurus is Tyler Hicks. If you research his site, books and products you’ll see what I mean. I’ve been a subscriber to his newsletters for more than 15 years.

What is a cash flow note?

Cash flow notes are IOUs.  They are an agreement to pay someone a specific amount of money, with interest, over a specific period of time.

The most popular cash flow notes are commercial and residential “paper” (also known as a mortgage).

There are cash flow notes available in almost every conceivable real estate investment. Most (but not all) cash flow notes are secured with a title deed.

But the neat thing is you can find cash flow notes for everything from accounts payable, structured settlements, royalties, leases, pre-construction deals, and more.

I’ll focus on real estate cash flow notes in this week’s issue.

Here’s an example of a simple cash flow note…

The Johnsons sell their $250,000 home with owner financing.

The Johnsons ask for $25,000 down and finance the balance of $225,000 at 10 percent interest. The Johnsons receive monthly payments on this “note” until it’s paid off.

That’s where the “cash flow” part comes in.

An entrepreneur calls the Johnsons and offers them $220,000 for the note on their home. The Johnsons agree. The entrepreneur buys the note and resells it to another buyer who is willing to pay $225,000 for it.

The first entrepreneur keeps the $5,000 difference and the Johnsons get $220,000.

This process is contingent upon locating note sellers and brokering a deal for each note to willing buyers.

In the real world…which is how I look at business opportunities…. it takes a lot of time, energy, and money to build a network of qualified cash flow note sellers and buyers.

But entrepreneurs are making money in this business.

What’s more, there’s an established network of entrepreneurs already doing these deals… they’re called bankers, lawyers, judges and real estate investors!
A Little-Known Cash Flow Secret

One secret to “winning” in the cash flow business is target marketing.

Who would’ve guessed direct marketing is a key?

But it’s logical. You need to find and reach qualified cash note sellers.

Cash note sellers are typically home owners, business owners, and other real estate investors who have provided financing to buyers.

One of the best ways to reach a large targeted audience quickly (if you don’t have an established in-house list of contacts) is with TV.

That’s right - television.

Stay with me now… it’s not as expensive as you might think.

You see…the guys selling cash flow note business opportunities on late night TV are selling kits and packages. But the smart entrepreneurs are building online networks of buyers and sellers and taking a percentage of every deal.

This business is NOT dependent on TV advertising, or a huge advertising budget.

And you don’t have to build a huge network of buyers and sellers to make money.

I just wanted to show you how some smart entrepreneurs are making money in this business.

And believe it or not you can advertise on TV in a small geographic area for very little investment, and reach a nice audience.

Cable and satellite TV advertising is down big time. Therefore, cable and satellite TV channels are willing to make incredible deals on advertising.

For example, you can target more than 1 million late night viewers in New York City with a “spot ad” for under $2,000. This was unheard of five or six years ago.

Check out National Cable Communications – they specialize in “spot” commercials.

You can even setup spot TV commercials with Google TV Ads.

And don’t worry….you don’t have to pay actors or film crews to get your commercial done. There are companies offering pre-made spot TV commercial packages, such as Spot Runner, Inc.

I heard Spot Runner was having some trouble financially, so proper due diligence is in order. But you’ll others in this space...just Google “cable TV spot ads”.

Spot Runner offers TV advertising (and remnant packages) in hundreds of markets across the U.S. and Canada.

The benefit of pre-made commercials is cost savings. You can select from dozens of pre-made commercials and simply add your message, website, 800 number and bingo - instant exposure!

The most expensive part of any commercial is the production - that’s money you have to spend before you’ve made anything. SpotRunner enables you to eliminate a large portion of this expense.

But some marketers prefer making their own commercials.

It’s your choice.

The objective of any marketing is to attract qualified note buyers and sellers.

When you run TV spot ads commercials the objective is to attract note buyers, sellers or both.

You’ll need a list of qualified note sellers… and a list of qualified note buyers.

Then all you have to do is match them up!

Yes…. there is some legwork involved in this business.

What’s more, it’s not entirely free of red tape….(which always makes me nervous).

But the business is fairly simple when you have qualified buyers and sellers.

Your compensation is based on the difference between the seller’s price and the buyer’s price.

If running commercials or larger direct marketing campaigns is too much for you at this point, you can start out small by running promotions in your local paper or on popular local websites too.

Most local newspapers and web portals are desperate for cash and advertising too.

Negotiation is king!

Jerry L., a colleague, generated $45,000 to $65,000 per year the last three years on real estate notes and pre-foreclosure deals by simply running cheap classified ads in small regional newspapers and websites. Cheap meaning $20 to $50 per month!

Newspapers are great source of leads in this business too.

And if you haven’t noticed, newspapers are dropping like flies!

Like I said, newspapers desperately need your business in order to survive… and most of them will offer huge discounts on pricing. But you have to negotiate with decision makers.

Jerry uses a simple website which attracts note buyers or sellers.

If you Google the phrase “cash flow notes” and you’ll find hundreds of simple websites in this market.

Jerry preference is to have one website designed to attract note buyers and one website designed to attract not sellers. He keeps them separate because camps are very different.

Here’s what I’m talking about….

Note sellers need cash now!

Note buyers on other hand are a bit more patient and often have a longer-term objective.

Granted, note buyers usually want to unload notes as quickly as possible for a profit.

But generally speaking note sellers are desperate and need cash now.

When you’re marketing to note sellers you’ll be addressing their fear, uncertainty, desperation, and other survival instincts.

But when you’re marketing to note buyers you’ll be addressing different emotions, such as the excitement of seizing an opportunity.

Whatever marketing approach you use, you’ll want to capture your prospect’s information, such as an e-mail, address and phone number.

There are tons of ways to market this business and capture qualified leads.

But the objective remains the same:

Find viable, qualified sellers and MATCH THEM with qualified buyers.

There are also websites which enable you to find qualified cash flow note buyers and sellers too.

A New Cash Flow Niche: Making Good Money from BAD Paper

Don’t kid yourself… most real estate businesses require at least some money… or quick access to it.

If you can get your hands on some money or quick access to it, I found a “niche” business opportunity which might provide a nice side business for you.

A good friend exposed this business to me over coffee… and I was amazed what I heard.

Here’s the lowdown …

Have you heard the term “bad paper” before?

It’s simple.

Bad paper is a broken promise to pay by another party.

The agreement or “paper” is usually secured by real estate (or some other asset).

The payor is in default when they fail to pay in accordance with the agreement – and that’s why it’s “bad”.

It’s obvious there’s no shortage of “bad paper” or “toxic assets” in the market today!

There’s another term which you’re probably familiar - it’s called a “mechanic lien”
or “contractor’s lien”.

A lien is filed at the local recorder’s office, the courthouse (or at a town office) whenever a contractor does work on a home and doesn’t get paid.

A lien of $3,000 (this is the average lien amount) on a $200,000 or $300,000 property is very bad.

As real estate values continue dropping to new lows, there’s a boatload of BAD paper.

Here’s how my friend makes money from bad paper…..

1. Grab a list of mechanics’ liens the local recorder’s office. Don’t worry - its public information. Recorder’s offices often make this information available online so you might not have to get up from your chair!

2. Make a list of contractors who have liens on properties. Make another list of the homeowners’ or business owners’ addresses. Let’s say you find a roofing contractor who has lien on a homeowner’s property for $1,500 (because of a failure to pay the balance for work performed)…write his name and the homeowner’s name down.

3. Now send the contractor an unsigned check for HALF of the amount of the lien. My friend uses a window envelope. Using my example in #2 the check would be for $750. You could a note with the words “I’ll send you this check today” or something to that effect. My friend said 90% of the contractors accept the offer! After all, half of the money right now is better than none of it ever!

4. Now, contact the homeowner and inform them of the seriousness of the lien. You could mention you are entitled by law to all of the collection costs. In most states, you are entitled to include “collection costs” of up to $1,500 to satisfy a mechanic’s lien.

In this example, you could charge $750 for collection costs. So, in this example the total amount owed by the homeowner is $2,250 (the $1,500 lien plus a $750 collection fee).

5. Finally, you present an offer to the homeowner to settle the lien for HALF of the amount due.  In this example it would be $1,125. Your letter should be useful and accommodating – there’s no need to threaten a lawsuit.

A “Connector” is someone who brings people or companies together and collects a fee or commission when a “deal” between two or more parties is consummated.

When I started out as a “Connector” I charged a flat fee to the individual or company making a purchase or seeking to complete a deal.

Years later I preferred earning a percentage of each transaction, deal or sale. I found people are very receptive to idea of a percentage of a deal.

My first year as a “Connector” I made $22,000. By the third year I was making more than $50,000 per year…all by making a couple of phone calls and sending a few emails.

A recent example…..

I read about an entrepreneur who wanted to buy travel focused websites.

The prospective buyer was only interested in travel websites with significant traffic, and fully functional ecommerce.

I contacted the prospective buyer by email, introduced myself, and sent him a link to a website with my background and client testimonials. The buyer responded immediately expressing his interest in working together.

I explained my “Connector” service, and submitted a proposal with a fee recommendation. The buyer/client agreed to the terms of the deal.

Connecting the Dots in Three Simple Steps

1)    I located two travel websites which met his criteria.

2)    I introduced the prospective buyer to both travel website principles. One of the websites was a perfect fit and the prospective buyer made an offer to the seller through yours truly. The final sale price was negotiated in a few days.

3)    When the travel website sale was completed, I received a wire transfer for $2250, which was my “Connector’s” fee – in this case 3% of the deal. The entire deal consisted of less than 3 hours of work.

You can locate people and companies who looking for products, businesses, land, commercial real estate, surplus inventory, bankrupt companies, and capital, etc. in top national business newspapers such as The Wall Street Journal, Investors Daily, The New York Times (Sunday Edition), Chicago Tribune, Miami Herald, and the Los Angeles Times.

There are hundreds of useful websites for finding clients and “Connector” deals too.

Here are some of the sites I’ve used for locating clients and “Connector” deals:

·        Alibaba.com is an excellent source for finding companies looking for specific products.

·        International Wealth Success publishes electronic and print newsletters with an abundance of contacts and leads for “Connectors”.  They also publish a comprehensive course on becoming a “Connector” (also known as a Finder’s Agent).

·        South China Morning Post, London Times and the Gulf Times.

For smaller deals, you can find leads as a Finder’s Agent or “Connector” on classified sites like CraigsList, Crain.com Classifieds, eBay Classifieds, and Backpage.com .

You can also advertise your availability as a “Connector” on business networking sites such as IWS Money, Ryze, Biznik, and FastPitch.

Being a “Connector” is a fun sideline business for anyone who enjoys putting deals together and introducing prospective buyers and sellers.

Most of the “Connector” deals and introduction I’ve developed over years have been done online, but this service works great offline too.

Getting Started in This Business

The first step to success in this business is choosing an area market to “connect” people to, such as real estate, money, business purchases, commodities, products, web-based business brokerage, etc.

The next step would be assembling as much information as possible in your chosen field. Hopefully you’ll already be familiar with the field or market in which you chose to work. But either way you’ll need to compile some information on typical prices, demand, profiles of current deals, scarcity of items, etc.

Reach out to people or companies in need of the products, markets or items in which you specialize. Explain your “connector” or finder service and your proposed fees.

Present a simple Finder Agreement to prospective clients.
